DETACHED GARAGE - No Review Bldg Permit We plan to build a detached 24' x 25' x 10' metal 2 car garage behind our primary residence. Building coordinated through Anchored Metal Structures, LLC, and will be manufactured/built by Select Steel Buildings once foundation is poured.The building will be anchored to a 24' x 25' concrete foundation with footer pads, barriers, and rebar. Electrical pipe/conduit will be placed before the concrete is poured.The building will have an 8' lean-to along the right side for a total new impervious area of 32' x 25' (800 Sqft) split between 600 sqft concrete and 200 sqft gravel under the lean-to.A survey of property lines and dimensions was performed prior to permit application to ensure Watershed restrictions will be met, and proper 5' setbacks from rear and left abutting property lines are accommodated.Plans include 6' rear and side setbacks to allow for additional margin.Electrical outlets and fixtures will be added once the building is in place. Surveyor's impervious area calculation included in the Town of Huntersville Plot Plan drawing. This property was created before the adoption of watershed regulations (1993), so the first build of the original primary dwelling and original driveway are not subject to an impervious area restriction. Property = 20,839 sqft-Orig. Build (1,913 sqft) including HVAC slabs-Orig. Driveway (1,830 sqft)= Area subject to restriction = 17,096 sqft x 12% = 2,051 sqft impervious area restriction-Walkway (284 sqft) & Patio (248 sqft)= 1,519 sqft remaining impervious area BEFORE proposed new garage (800 sqft)= 719 sqft remaining impervious area AFTER new structureFinal survey will be conducted upon completion to prove compliance with watershed restriction
